Viewings
All viewings will be arranged between and occasionally outside normal business hours, to suit you. A member of our staff will accompany you on the viewing and will be able to give guidance and assistance in any questions you may have.
Reserving A Property
After the initial viewing, should you wish to apply for the property we also require a holding deposit of £300.00 which removes the property from the market, allows us to negotiate the offer with the Landlord, and during the process of your references. There is a one – off property application fee of £200+VAT (that covers any number of applicants, for your references/the tenant administration for the letting). Burwood Marsh don’t charge Check-in or Check-out fees to Tenants.
References
We will require references from your employer and a previous or current landlord. In some cases we may also require a guarantor. Where a guarantor is not available some landlords may accept 6 months rent in advance. We also require all our tenants to have a credit check carried out. These checks are carried out through an independent company who will help us to evaluate each application. You will need to supply them with your name, full address, postcode, employment details and were applicable your previous or current landlord/letting agent. Please inform your referees that we will be contacting them as this will help to speed the process up.
Rents
All rents are quoted per calendar week and are payable monthly in advance unless otherwise stated. The Per Calendar Month calculation is WEEKLY RENT x 52 weeks in the year / 12 months in the year = X so £160 pw x 52 / 12 = £693.33 pm, so your rent is always the same. Rent is due by the same date each month as your move in, unless an alternative arrangement is made to pay more than 1 month in advance to move a date of payment. Always to move in it is at least 1 months rent, deposit and admin fee due. As a tenant you will be responsible for the gas, electricity, water rates, council and any other utilities at the property unless otherwise stated.
